Mr and Mrs H from Buckinghamshire had been looking for a country home in the counties of Devon and Dorset for about a year when they instructed Richard Chesterton Relocation to help find them a property. During this period they had travelled down to the West Country to see numerous houses that had looked very suitable from the estate agents details. Unfortunately, most of these trips proved to be a waste of time. Properties that had looked promising always seemed to have a glaring fault, armed with a little bit more information they would have not spent time and money on many of the visits. Twice they thought that they had found a suitable property, but each time they missed out on the opportunity as other buyers were able to secure the properties first.

They took the decision to instruct a relocation agent early in September 2001, and having arranged a meeting and discussed their requirements, I felt that the type of property they were looking for would be possible to find, but warned them that they would face some strong competition. They were looking for a five-bedroom country home set within its own grounds of at least an acre, although more land would be preferred. They were prepared to be flexible about the areas they would consider, but Exeter and East Devon were the preferred locations.

I narrowed down all the available properties at the time to a short list of four that they had not already viewed. All of these I previewed on their behalf, and e-mailed reports to them for consideration. Three of these they rejected straight away, the other property they arranged to see two days later. After their first visit they knew straight away that this was the house, and asked me to secure it for them. The property had only just come on to the market, and so was likely to create a good deal of interest. Our initial offer was not accepted, but after a small amount of renegotiation a deal was agreed, and the agents cancelled all future viewings on the property, allowing my clients a clear run of three working weeks to exchange contracts.

I am pleased to say that at the end of November 2001 Mr and Mrs H made the move from Buckinghamshire to the Exeter area, and have now enjoyed their first Christmas in their new home.

With this case study I also enclose a copy of the report for the house that they purchased as an example of the type of report that I produce. This is printed with the full consent of Mr and Mrs H, who would be happy to act as a reference for any future clients of Richard Chesterton Relocation.

I have quoted here the main text of a letter received from Mr H dated 7th November 2001.

As you may recall we had been searching for a house for the past year and had experienced many disappointments. Within three weeks of approaching you we were able to move forward with purchasing the above property, and your negotiations with the agents ensured this was achieved with the minimum of stress. We were very much assisted in selecting the property by the very detailed and thoughtful reports submitted to us, thus negating the need for us to undertake unnecessary visits to unsuitable properties.

Thank you for agreeing to collect the house key from the agents on the day of completion.
